Why Do We Need Building Codes?
So what initiated the first building code in Florida? The first uniform state building code in Florida came into existence in 2002. It was written in 2001 as a result of the Florida Legislation responding to the need for more firm and regulated building codes after Hurricane Andrew. Every three years, the codes are reviewed for updates from the most recent version of the International Codes. Although we do have a uniform state building code, you will discover that each municipality or jurisdiction may have their own unique requirements. This happens because the original Florida Building Code, along with every subsequent version, allows for each municipality or jurisdiction to require higher than those minimum standards, but does not allow for less. Members are appointed by the Governor and confirmed by the Senate and include design professionals, contractors, and government experts in the various disciplines covered by the Florida Building Code.
Florida has by far the most extensive codes and rigid licensing requirements of any state in the country. To be a true licensed contractor, it requires many years of experience and extensive testing. The exam is 19 hours long and is quite thorough. There are 3 licensing types for new home builders: certified residential contractors (which can strictly only build homes) and certified building contractors (can build both commercial and residential homes/businesses) and a certified general contractor can build high rises.
